In the future, you are going to hear a lot about the trend of “experience-based homes” as the affluent take the lead in, what is also being dubbed as, “dopamine décor” or “personalized eclecticism.”
An experienced-based home typically refers to a living space designed to optimize and enhance the occupants’ experiences and well-being. The focus is on creating a space that facilitates positive experiences and enhances overall quality of life for the homeowners. This can involve elements such as smart technology integration for convenience and comfort, thoughtful interior design to promote relaxation and productivity, and amenities tailored to specific interests or hobbies.
Architectural Digest[1] is calling 2024 the year of the “Both/And” floor plan. Demand is moving from the conventional to more free-flowing designs that specifically meet the multi-faceted requirements of their owners. While open-plan will remain an important feature, walls are back-in, but with a twist; they are now designed to be hidable! Cabinetry is also back, useful for multi-purpose rooms providing clever storage/hiding spaces for accessories, toys, and even furniture.
Smart technology is increasingly being used to change the ambience or purposes of a room. Using mood lighting, surround sound, or disappearing televisions, you can change a family room in the afternoon to a perfect evening social gathering space. Utilitarian areas will become softer with the incorporation of more comfortable furnishings that include space for interests or hobbies.
Expect rooms to change in their order of priority. For instance dining rooms will become offices and offices will be transformed into wellness spaces. Outdoor spaces can now be quickly converted into an interior room counteracting the extremes of heat, cold, wind, and rain. Floor plans are also being adjusted to suit the requirements of their owners. Rather than making do, the affluent are determined that their home, or new home, will conform to their desires to provide an experience-based home rather than just a functional one.
As buyers become more focused on finding their perfect experience-based home, take the opportunity to connect with these niche buyers by marketing your listing accordingly. Here are seven types of experiential homes – does your listing fit into one of these categories?
Smart Homes
Equipped with advanced technology for convenience and entertainment, such as automated lighting, thermostats, and entertainment systems controlled by voice or smartphone apps.
Wellness Homes
Designed to promote health and well-being through features like indoor air purification systems, natural light optimization, and spaces for meditation or yoga.
Entertainment Homes
Focused on providing entertainment options such as home theaters, game rooms, and outdoor entertainment areas with features like fire pits and outdoor kitchens.
Sustainable Homes
Incorporating eco-friendly features like solar panels, rainwater harvesting systems, and energy-efficient appliances to reduce environmental impact and provide a more sustainable living experience.
Artistic Homes
Designed to inspire creativity with features like dedicated art studios, galleries, or spaces for performance art, as well as unique architectural elements and decor.
Cultural Homes
Reflecting the cultural background or interests of the residents through design choices, decor, and amenities that celebrate specific traditions, cuisines, or art forms.
Adventure Homes
Geared towards outdoor enthusiasts with features like gear storage areas, proximity to outdoor recreational opportunities, and amenities for activities like hiking, skiing, or water sports.
Of course, not all homes will fit into experience-based categories, but recognizing the aspects, amenities and features found in these homes could help you and your seller reposition their property if it’s not seeing activity. Describe the access to outdoor living for relaxation and entertainment as well as any biophilic features within the home. Focus on the flexibility of being able to change the layout of the home or why the home’s minimalist aesthetic can provide a perfect blank canvas.
